How is it calculated?
- Enter the home price and your down payment, as a percentage or an amount; the loan is the difference.
- Enter the monthly rate. The default is one twelfth of the yearly average published by the Central Bank.
- Choose the term; the monthly installment, total interest and total repayment are calculated at once.
Monthly installment = L × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1)
L: loan amount · r: monthly rate ÷ 100 · n: term (months)
Total interest = Monthly installment × n − L

Where does the default interest rate come from?
From the weighted-average yearly rate banks charge on new TL housing loans, published every week in the Central Bank of Turkey's Electronic Data Delivery System (EVDS). We divide it by 12 for the monthly default; if your bank offers a different rate, enter your own.
Which costs are not included?
Arrangement fees, valuation fees and insurance premiums are not included. Taxes and levies depend on the loan's terms; your bank gives the exact repayment plan.
Can I get a mortgage on a flat in a building without an occupancy permit (kat irtifakı)?
It is limited and depends on the bank. In buildings with an occupancy permit (kat mülkiyeti), a mortgage is usually straightforward.
