Frequently asked questions
How is the rent increase rate set?
Under art. 344 of the Turkish Code of Obligations, the increase for a renewed lease year cannot exceed the 12-month average change in the consumer price index. TÜİK publishes it at the start of each month: usually on the 3rd, or on the next working day when the 3rd falls on a weekend or holiday.
Which month's rate applies to me?
Use the rate published in the month your lease renews. A lease renewing in October uses the rate published in early October (based on September data).
Does the 25% cap on residential rents still apply?
No. The temporary 25% cap on residential rents ended on 1 July 2024; the 12-month CPI average is now the ceiling.
Can a landlord ask for more than this rate?
In renewed lease years, any agreed increase above the cap is void for the excess. After five years, the rent can be reset to market level through a rent determination lawsuit.
Where does the rate on this page come from?
We take TÜİK's consumer price index from the Central Bank's EVDS data service once TÜİK's bulletin is out, between the 3rd and 6th of each month, and compute the 12-month average change. The official bulletin is on TÜİK's website.
